SREA was featured in the Spring 2014 issue of the Center City Digest, which presented an outlook on office trends in Center City. Doug Veasey and his SREA colleagues composed an article about 2401 Walnut Street (2401) and how offices are adapting and changing to accommodate the real estate needs of the tech industry.
The article entitled, Designing and Leasing New Creative Space, featured a property that SREA represents, 2401 Walnut Street (2401). 2401 is an eight-story, 160,000 SF, class “A”, green office building located along the Schuylkill River. SREA successfully repositioned, marketed and increased occupancy, exceeding that of its sub-market competitors for 2401. It is showcased as a leading example for tech incubation and is home to TicketLeap, Corp/U, City CoHo Philly Nexus and Curalate. These tech firms sought out the innovative and green amenities offered at 2401 such as, floor-to-ceiling glass, efficient floor plates, polished concrete floors and a green roof. 2401 also features new building systems which consist of TAC Vista Energy Management, EVAPCO closed-circuit coolers, a gray water system and state-of-the-art security and life safety systems. The Building is ideally situated between University City and Center City and offers easy access to I-76, I-676 and I-95, making 2401 attractive to new tenants.
