During the past few months, we have successfully closed three deals along the East Coast: a 126,000 SF office building in Center City Philadelphia, a 36,500 SF single-tenant warehouse/distribution property in Butner, NC, and a 66,500 SF multi-tenanted warehouse/mixed-use property in Newark, DE. Combined, these deals totaled nearly $20 million, reflecting our ability to identify appropriate investment opportunities for clients and ultimately, assist in closing on the acquisitions.
At 1760 Market Street in Philadelphia, we negotiated an off-market acquisition. This was a short sale and required coordination between the seller, seller’s lender and buyer. We led underwriting and due diligence and worked to ensure a timely purchase with a contracted diligence period. Subsequent to closing, we were able to retain both property management and leasing to assist the new owner in launching a comprehensive marketing campaign to reposition the building, emphasizing tenant-friendly lease transactions while targeting long-vacant suites throughout the property. We are also working closely with the owner to implement a capital improvement plan to modernize the building’s entrances, lobby, and amenities, boosting its appeal in the competitive Center City office market.
For 900 E C Street in Butner, NC, Stockton Real Estate Advisors worked with a longtime family office client to identify and negotiate the purchase of a single-tenant property with a long-term tenant. In addition to retaining a credit tenant, the property sits on an oversized parcel with the potential for additional development, should the market (or current tenant) demand additional space. By showcasing its potential for further expansion, we believe the investment will provide consistent returns for the client, with the potential for additional development, either by them or a future buyer.
In a recent project, we assisted in underwriting and crafting offering documents to investors for a deal to acquire 699 & 725 Dawson Drive in Newark, DE. This site, within the Delaware Industrial Park, provides prime regional access to major highways and is close to Wilmington International Airport and the Port of Wilmington, making it ideal for logistics and e-commerce tenants. By providing a comprehensive investment package with detailed market data, and strategic insights on potential cash flow, we helped underwrite and market a compelling investment opportunity for interested investors.
